Do I need planning permission to convert my loft?

Not necessarily, it may be possible to convert your loft under lawful* development, provided you meet the criteria set out in the government legislation introduced in october 2008. For you property to qualify it must be a house**, it must not be in a conservation area and if it is a leasehold property, you must have held the lease for at least 7 years. When converting your loft under lawful development you must match the existing materials of the property and must build within the volume quota relevant to the type of property in which you live:

Terraced = 40m3
Semi-detached = 50m3
Detached = 50m3

*this is also known as permitted development, they are the same thing.
**flats do not qualify, regardless of whether they are purpose built or converted.

If i own my property leasehold, do i need the freeholders permission?
Yes, you will need written permission from your freeholder in order to convert your loft.

Can i see a completed conversion?
Yes, we actively encourage you to view a conversion undertaken by Morespace in your area.

Do i need to arrange local authority permissions?
No, morespace will arrange all local authority permissions. This includes drawing all the plans, making the application and liaising with council on your behalf to ensure the application is successful.

How long does it take to draw up the plans for my loft conversion?
It takes approximately 2-4 weeks to conduct the survey, draw up the plans and get them registered with the local authority.

How long does it take to get permission for my loft conversion?
It takes approximately 8 weeks for the council to decided your application, this is the same for planning permission and lawful development.

Do i need to apply for building regulations when i convert my loft?
Yes, it is necessary to apply for building regulations when converting your loft, but Morespace will handle this on your behalf.

How quickly can work commence?
Typically, within 2-4 weeks of all permissions being obtained.

How much mess and disruption will there be?
During the first four weeks, the builders normally enter through the roof and then access the house during the final stages. This keeps disruption to a minimum. All materials are brought in externally through the roof.

Who supervises the work?
Your foreman will be on site at all times to supervise the work, with support from your project coordinator and the site consultants who usually visits 2-3 times a week.

How long will my conversion take?
Construction work is usually completed within 5-7 weeks depending of course on size, style and specification of the conversion.

Can you guarantee the quality of the work?
Yes, we are members of the federation of master builders and the national register of warranted builders. We are vetted by these associations and abide by all their rules and working practises. We also cover the work with a 2 year guarantee after completion.

The lawful development regulations surrounding ground and first floor extension are quite complex and tend to be very specific to your property, for this reason they are best explained on an individual consultation basis, please give us a call to arrange this.

Does there need to be an existing cellar?
No in most cases a basement is created where no cellar exists.

I understand basements can have damp problems, is this true?
We use the latest damp proofing materials which come with a 30 year manufactures guarantee, utilising market leading techniques to ensure your basement is as warm and cosy as any other room in your house.

How do you combat the lack of natural light in a basement?
Through the careful design of light wells and precise incorporation of artificial lighting a basement can be a surprisingly ambient living space.

How much head height can i expect to have in my basement?
The amount of head height you get depends on your requirements, we would consider 2.4m (8’0”) to be the acceptable amount of head height for a comfortable living space, although it is often possible to achieve more than this.

Will i need planning permission for my basement conversion?
In most cases planning permission is required. Morespace will take care of the entire process, this includes drawing all the plans, making the application and liaising with council on your behalf to ensure the application is successful. We will also provide you with the relevant party wall notice(s) to serve on your neighbours.

How long will it take to complete the project?
This depends on the scope of the works, the size of the project, the specification of the property and the individual requirements of the client, our average basement takes approximately 3-8 months.

Who will be responsible for overseeing my project?
There will be a project coordinator assigned to your works who will oversee the job from start to finish, along with the site consultants who make regular site visits to ensure the work is progressing accordingly.

Do you undertake small home improvement projects?
We only undertake small home improvement projects in conjunction with a major works project, i.E. A loft conversion, extension or basement.

Can you undertake a full house refurbishment?
We only undertake large scale refurbishment projects which incorporate extension work, i.E. A loft conversion, extension or basement.
